I wasn't exactly sure how to pose this question but here goes. My practice of structural engineering, focusing heavily on residential construction with some small commerical thrown in from time to time, has been rapidily growing at a pace that I did not anticipate. I am constantly trying to...
I agree with many of these points. What I think I'm going to end up doing is have them sister all of the rathers on each side, add another ridge ply beneath the existing ridge, and then add collar ties between each rafter paid and snug it up under the new ridge. I can't see this going anywhere...
I recently inspected some fire damage in the attic of a very old home. The roof was framed with 2"x6" rafters at 20" on center with a single 2"x6" ridge. On one side of the roof, there was apparent fire damage with some of the rafters and the ridge experiencing charring. I can see the rafters...
This is exactly what I was thinking. I can't see any damage from the outside since it's below grade but I'm going to have them excavate it. Definitely need a good waterproofing company.
I inspected a house on the beach in NJ this past week, which was a 1-story dwelling with a basement, constructed fully of masonry block. When I went into the basement, there was a horizontal crack about 36" above the basement slab (and near outside grade level) which propagated through the...
To dvd's point, I can't create a truss scenario because it's a hip roof with a chimney in the middle.
To SWComposites, if my name is going to approve this, I'm going to make sure, without a shroud of doubt, it's not going to sag. I think there is a potential for that happening here because none...
Oh yeah, I understand now. That could potentially work along the right side where this is occuring but not the left side. The left side has an area of the ceiling that is vaulted and framed up inside the attic so that might be a little more difficult.
Posting down is going to be difficult given the floor plan below. And you can't slide full length sisters through the soffit because there are no soffits on this house.
Completed an inspection on a residential hip roof that had five 2x6 roof rafters on each side scabbed with short 2x6 sister members. The original rafters are 16' long but several of them were either spliced with a scab plate or broken at midspan by a scab plate. In a perfect world, I would have...
Thank you for all of the great replies. The ledger is currently connected with (2) 1/2" lag screws at 32" on center through all of that ledger garbage. I agree with the point about the knee braces. I do think this would be a candidate to tear down and start fresh though. There's not much about...
I recently inspected a deck for a client where they had a rear deck off of the second story with a double ledger board attached over cedar shake siding. The IRC prohibits fastening a ledger to masonry veneer/stone or to a cantilevered flooring system but does not go over this issue. This just...
This is all great info. I like the idea and sketch that Lion06 and JAE provided. I'm going to work on designing something similar to that. At first I was planning on packing out the entire sill plate with 1 ply, fastening them all together, and using a Simpson FRFP plate to fasten to the block...
This is a unique one...
Looked at a house in a flood zone that was built upon a crawlspace with an ungrouted masonry block wall and four (4) 2"x6" sill plates between the 8"x16" block foundation and 2"x8" floor joists. I also found out that there is no anchor bolts at all so I am trying to...
I recently inspected a large house that had some evidence of trapped water/moisture in the masonry block cores in the basement (staining/efflorescence). There was a channel at the base of the wall and weep holes drilled through the block but the channel between the basement slab and the masonry...
