Foundation design for moving a house

    I joist to steel beam

I just use what steel beam size works in this scenario since most of the time in new construction we'll have a 2x top plate and can use the top flange hangers. It's different in a retrofit type situation of course. If you're worried about it being loaded only on one side just run a quick...

Foundation design for moving a house

Cut sheetrock up a few feet and install ledgers all around. Usually they are single story ranches so they are light anyway. Definitely rare in NJ to lift without being in a flood zone (or environmental problem). Do you usually raise houses a full story up or put them back down low?

    I joist to steel beam

All the above depending on loading and sizes. Sometimes we weld the hangers on top. Sometimes directly attaching to top plate like in the Simpson book. Face mount hangers work as well. LVL packing is used all the time around here. The difference in cost seems like splitting hairs IMO. If the...

Foundation design for moving a house

99% of lift jobs are because of flood zones and that also correlates with high wind area so uplift connections are always a focus around here. There are a number of different Simpson straps and hurricane ties that we use depending on situation. Some houses are slab on grades to start so you...

Foundation design for moving a house

We do a ton of these types of foundations and not once did we ever have to worry about means and methods as XR said. Typically if it's a block foundation they'll add at least one new sill plate and then we'll detail some type of uplift connector to the framing depending on the setup.

Foundation design for moving a house

Lot less than you would think. Good lifting contractors pick up and move a house and you would never even know. It's when you are jacking up only an end wall or center bearing point to level a floor you notice a lot more internal issues.

    Glulam Beam Splice Moment Connection

    Glulam Beam Splice Moment Connection

@ANE91 That tech bulletin doesn't like this detail because of shrinkage concerns. And of course this is exactly what we had started to sketch up. They do like the 2nd detail, which I'm assuming shows plates top and bottom instead of on the sides. That feels impossible to actually build on an...

    Glulam Beam Splice Moment Connection

We were just using the NDS and checking our work in WoodWorks, but we will look into that chapter for sure. Thanks! That is a great reference, thank you. And I'll be sure to use the word 'slop' every time I can now when talking about bolts.

    Glulam Beam Splice Moment Connection

Yes. The video SW shared is a good example of how they are installed. Those are shear plates. Split rings are just hollow rings. And that is exactly our question. Does the shear plate give us meaningful help for this moment connection. Or are we better off spending money on a longer plate w/...

    Glulam Beam Splice Moment Connection

I did consider something like that as well, but we have 12 bolts bottom, 12 bolts middle (for shear), and 12 bolts top of this beam. 36 bolts on each side doesn't really leave any room to fasten from below without hitting those bottom bolts.

    Glulam Beam Splice Moment Connection

The side plates are sized to be about 52" each side (104" in length) to satisfy the bolt spacing requirements. We sister and reinforce big wood trusses all the time, but the forces are typically just tension so we do a similar splice to what you are describing.

    Glulam Beam Splice Moment Connection

We are working on a splice detail to repair a 50 ft long glulam roof beam. The first 6 ft or so is completed damaged so the intention is to cut that part out and splice in a new matching member with a steel side plate on each side. The existing glulam is 6.5" wide x 32.5" deep. We've run some...

Steel Beam to Steel Beam at Steel Column Residential Connection

I usually do knife plates from steel beam to column connections in residential projects, but a sketch here with some sizes would be helpful. If it's a continuous beam over the column with a transverse beam into the side of the cont. beam then what XR and Koot mention is probably the only choice.

Open Web Steel Joist Girders for Mechanical Units

We always show the weights right on plan. That's what the joist manufacturer is going to look for. Sometimes we'll show KCS if the unit might be moved. Old style was using double joists. Majority of the time we'll just do beams to make it easy. But often I've found that no matter what you...
