I found some cracks on foundation walls at my home. The cracks are at the corners of the walls. Their locations worry me. The house was built in 2011. There is no column at the corner. The exterior wall is load bearing wall. There are waterproofing membrane and drainage pannels...
It's residentiel house. I don't have any information about reinforcement. I think there is not enough top reinforcement at this corner. I attach the balcony view plan that I draw myself.
My objectif is to find a solution that is economic but work.
I would put the beam under the longer edge but it will reduce the clear height of garage entrance.
Don't worry about the upper balcony. It has been supported by 5 cantilevered chanels C8x11.5
