I have a project that consists of one three story apartment building. On the building code sheet it looks as though they took some increases for a sprinklered building. My question is if they took the allowences can you still do a 13R system or does it have to be a full 13?

Follow the trail in the IBC. If you have an area increase, then IBC refers you to section 903.3.1.1. This section references a 13 system. If you are referenced to 903.3.1.2 then you can do a 13R system.

In order for the architect to take an area increase by use of the fire sprinkler system, you get sent to 903.3.1.1. Therefore, you go full 13.
