About the mechanical room

Under which condition should the wall of mechanical room be fire rated? I heard somebody said the building is bigger than 400 m2. Right?

It depends on what your local code authority says. The National Building Code of Canada indicates the walls of a service room are to be fire rated if there is fuel-fired equipment within the space. Check with an Architect or a code authority for a code review for your situation.
