Any Suggestions for CMMS?

We are a small to medium size company, about 100 employees across 3 facilities. At my location we have a maintenance database which was created by a contractor. The system works great, we have equipment profiles, can set up preventative maintenance, record reactive maintenance, look at equipment history, track parts. It works great.

The problem is the contractor isn't in the best health and is semi-retired.

At our second facility they have never had a CMMS system. They have a guy at that location who is reasonably good at MS Access. But this is no different than our current position of relying on one single person for support.

Our third facility is a plant we recently acquired, much much larger in scale but is currently non-operational.

I'd like to look at a commercially available program. Price is always a concern but as long as it is "reasonable" price is not an issue. Preferably not SAP. It needs to be something our maintenance guys will like working with and ultimately adds value to the time we are going to invest in it.

I've looked at MPulse previously and I liked it. I've read a few good review about Maximo. I've got a list of 50 other programs but any input would be greatly appreciated.
