BUR or Single Ply for porch roof?

This is an existing home in NE PA that has a second story, covered porch. The porch roof leaks at the edges and is presently covered by poorly installed single-ply membrane roof. It abutts a pitched shingle roof a with a chimney near one corner.

Which roofing system would be best - a built up roof or one of the newer single-ply membrane roofs?

My concerns are overall adhesion to the existing porch roof deck, the interface to the shingled roof and the drip edge.

Better make sure the deck is well vented on the bottom too.

Best to call in a reputable local roofing firm here for their opinion.

I assume this is a flat roof. Perhaps you could mechanically fasten a new cover board (e.g. G-P DensDeck) to recieve the new roofing. Check the additional DL (which is minimal).

If it is leaking at the edges, there may be some flashing problems. Is there a roof drain? Scuppers? Does the water just "flow over the edge"? Those are all details to look into as well.
