Coal Storage and Mixing Laboratory - Occupancy?

I have a laboratory that contains areas for coal storage, coal mixing, and laboratory benches. There is also light hazard compartments such as offices.

To what occupancy should the coal storage, mixing, and laboratory benches be designed?

how many sq ft for each area??

Is this a stand alone building, or will there be other areas used for other stuff??

Is this a college setting or business setting?
 

The existing building is designed to OH-2 and is part of a business/industrial park. The new occupant will use approximately half of the single storey building.

Coal Mixing: 4000 SF
Coal Storage: 1200 SF
Lab: 1000 SF
Light hazard areas: 5000 SF

 
Excluding the lab I would be happy with OH-1 every day. I exclude the lab because insufficient information is provided for me to make a recommendation.
