Good Morning-

We completed a concrete tilt-wall project over a year ago and have now started to see hairline cracking in the center of the panels, the cracks are completely through the panel. Water is seeping through the cracks to the interior of the building.

The cracks are generally vertical to diagonal. There were no signs of cracking after erection - and no horizontal cracking. The panels were rubbed and patched and later painted - still no signs of cracking.

The cracks now have cracked through the paint (acrylic) through the entire panel as mentioned.

The panels are 35' wide by 24' tall.

Any ideas as to what could cause these cracks?

Appreciate the conversation and help.

What are the ledger construction details and anchorage into the tilt panels?

Definitely would like some photos as well

Sounds like restraint shrinkage cracking. How are the bottom and top restrained? What is your percentage of horizontal steel Ast/Ag?

There is no picture ..IMO, the cracks starting form the bottom mid and my vote is TEMPERATURE cracks..

my opinion..

I cannot give you the formula for success, but I can give you the formula for failure..It is: Try to please everybody.
