I continue to learn more about this room and am looking for some advice/direction.
The entire room is framed out of 2x8s. Rafters spaced 24" O.C. with a ridge beam that is two 2x12 LVLs.
THEN, the Contractor installed an 8x12" aged pine beam, supported in the end wall framing, beneath the 2x10 LVLs. They also installed 8x8 rafter beams 4' O.C., by bolting them to bocking between the studs and top plates
None of this was initially known, as the room framing was enclosed.
The room is 16'x25'. Room height is 14' to top plate, fwiw.
The two concerns were the hinge condition of the end walls, and the lack of lateral support with the size of ridge beam they had. Does the 2x8 framing change your mind about these two issues?
I know most of you said to walk away from this, but I'm attempting to come up with a fix for the issue and for a friend who is the new contractor for this home (old contractor walked away after initially framing this room/completing a portion of the home and then not paying subs).
