Designing 4 story building/residence, in a multifamily zone, residential zoning codes quite restrictive, several regulations impinge on the design. Attached 2 unit multi family is one of the units. Unit 1 is on floor 1, 2 and 3. Necessarily Unit 2 is on Floor 4.
California Fire Code has additional regs for structures over 30 ft from grade, which this project has to be - including for stairways (to roofs).
- It appears stairways must be enclosed to qualify?
- I would like to/must keep the 4th floor unit, even though it means structure will be over 30'. In fact, I have to have the unit as applying/permitting a second unit is required in the code
- Can the stairway from floor 3 to floor 4 be outside? (privacy for Unit 1 occupiers)
- How to do I 'break the 30' limit' and comply with California Fire code?
