Can anyone help me with the following? The owner of the property thinks that the existing masonry wall along the western property line was built on a wrong location. As per him, the wall was built 2-3 feet inside from the property line. The property is rectangular in shape. According to the owner, there is a small brass plate at one corner of the lot. My question is, will there be any problem, if he uses that corner brass to measure one side of the lot to find out other corner of the lot? Is there any other way, to verify that the wall was built right on the property line or not, other than the boundary survey? Thanks in advance

The only meaningful way is for a Surveyor to check it. A full survey may not be required, they might be able just to locate the two corners along the property line parrellel to the wall. How can you be certain that the "brass plate" is the true boundry corner? A Surveyor would do the necessary research to be certain.
 
I do not believe there is any way of making the determination you seek without a property survey by a licensed surveyor. Furthermore, the idea of surveying "just to locate the two corners" (survey one line) is unlikely to be sufficient if you are questioning an encroachment. A property line does not exist in a vacuum unto itself. A surveyor must evaluate the position of the monuments in question with surrounding properties and monuments. While there may be an expense involved in obtaining a survey, it sounds like there may be a liability or expense if one does not.
 
i am a rls and belive me the cost of the survey is nothing compared to the cost of the entire problem if this is in fact an enchroament
