We provide support services to the AEC industry and have been contacted by a local MEP firm to provide mechanical modeling help on a large project. They are requesting that we use CAD-MECH software which costs around $7.8k per seat. I can build the cost of the software into the bid but it would likely take up much of my profit.

What is the "leading" modeling and design software in the industry?

If I'm going to spend that kind of money on software I want to make sure it is somewhat universal.

More importantly, do you have someone to use the software? how much time modeling you will need?
Looks like you are in the dark. I say sub it out.

I'm not worried about learning the software or our resources for the project. My concern is wasting time on obscure software that I will not use again in the future.

It's an interesting question, we are looking at new software options for 3D cad, the choice is not easy.

We are currently using Revit which, I believe, is owned by Autodesk.

It is a fairly good software that allows 3-D modeling of the systems. It is a little lighter than I would prefer on the plumbing side, but the mechanical and electrical sides seem to be very good. With it we are able to coordinate piping, ductwork, structural and architecture for conflicts and tight spaces.

It is somewhat challenging to learn if all you have used are the 2-D design softwares, but once you get into it, it is pretty good.
