Miniature boiler / hot water heater

Hello,
I am looking for a miniature boiler / hot water heater that can fit in a 3'x3' closet and vent vertically about 70'. The fresh air can be taken horizontally from the exterior wall which is only about 20' away. Does anyone know of any model that fits this description?

They make little electric water heaters that can fit in that space- don't know about gas.

any small boiler will do the job, depending on the btu required.
