No Build Areas (Easements) for Building on Property Line

I am a civil engineer working on a residential wood frame multi-family development. I inherited this project from an associate that is no longer with our firm so I don't know all of the history. It has come up during building permit review that there is an issue with the building being on the property line (adjacent to a town home developement).

I am hoping that somebody can point me to the section of Code that specifies open area requirements adjacent to the building. I have heard that we may need 15' or 30' easement on the adjacent property as a "no build" zone to insure that a building or fence does not go up in front of our buidling with windows.

Can anyone help?

IBC. I found the information that I am looking for. The fire separation depends on the percentage of unprotected openings. (Table 704.8).
