I've run across a structure w/ wooden foundation walls that was constructed in 1984 w/ treated 2x6's and 5/8" plywood that holds back about 4' of soil pressure. The system functioned well for over 2 decades but now the fasteners are rotting away.
I've designed hangers and AB's to account for the soil pressure,deal with lateral loads, and shear transfer from the bottom plate to the footing. My problem is shear transfer from the floor diaphram to the bottom plate.
The fasteners connecting the plywood sheathing to the foundation studs were staples and are now almost completely gone...the only thing holding it all together is soil pressure. I'm considering using a structural adhesive to 'glue' a 2x3 on one side of every foundation stud. The glue would bond the 2x3, plywood, and stud. (Obviously we don't want to excavate the entire structure to renail from the outside)
I'm wondering what kind of adhesive to use and also looking for other ideas for repair.
