repair of exterior concrete structure and brick infill walls

Hi all,

I am looking at a 5-story, 50'W x 300'L, 90-year old, building in Quebec from a condition assessment point of view.

The exterior has been neglected and is deteriorating rather badly. Both the brick infill walls and the exposed structural concrete frame are disintegrating. You can see the smooth rebar sticking out in places.

We need to ballpark the cost/sf to remediate the exterior so that a decision can be made regarding the sense/value of keeping the building or razing it in the master plan.

All I have is the 2011 Yardsticks which has nothing on remediation of vertical concrete/brick surfaces. It gives $47.30/sf to patch horizontal concrete deck and $10.70/sf for new construction of formed and poured walls.

Anyone know what a cost/sf might be to do remediation on vertical brick and concrete components?

For me, I would think it is not only the matter of comparing the cost of repair against cost of rebuilding.

But after repairing that old reinforced concrete building, how long would it be service (Or how long I would extend of its' service life compared to the cost that I would pay.

If you rebuild it you may be able to keep the new building 90 years :)

Also The reinforcement corrosion will require use of some chemicals injected through the structure (Especially if you have corrosion other than in the front, which I believe is the case for such old reinforced concrete building)...

The concrete structure is comparable to bridges/highway structures & around here (Southern Ontario) it's not too tough to find guys who repair them. Find one & ask for a budget from them for the concrete repairs, they work by unit costing & can do it quickly. Ballpark the brick repairs at $15 - $20/sq. ft. plus depending on access (1st floor or 5th?) and you'll at least have an idea. I work with old buildings but not usually concrete; stone, brick, & timber are more my line.
