I have been asked to provide some repair options to seal the roof of a parking garage. The roof is also serving as a parking lot. Moisture is seeping through the concrete/asphalt deck into the lot below. The concrete deck is surfaced with 3" of asphalt on a layer of paving fabric. The ACP is approximately 25 years old and has been heavily cracksealed and sealed with parking lot sealer within the last two years. Additional paving cannot be added without removal, in kind, due to loading. I have considered grinding out the ACP, applying a new layer of fabric and repaving, but am concerned about the vibration of the grinding on the concrete structure below.
Are there any surface sealers that would out-perform fabric and remain flexable to the structures movement? Are there other ways to remove the existing surface without damaging the concrete structure?
