Anyone know of good sources or guide for designing a domestic water system to serve 30 lots from well and storage tank/reservoir?

I'm in the preliminary stage now (calculating demand for fire and max hourly use). I believe the requirement for fire is 1000 gpm/dwelling (under 3600 sf). I found a source that the State of Washington Department of Health uses here:


I'm mostly interested in something to help with the calculations now. The site has existing water rights and I'm aware that a water district will have to be formed to administer and maintain the system.

for fire flow you need to get this number from the fire marshal or the City / county will provide it to you. Don't make an assumption as this can be critical to sizing a small system.
 
I recommend a software program to size the water mains. WE use watercad by Haestad and are happy with it. If it is a non-looped branch line you can use the hazen williams formula and do it by hand. You may could do a single loop without too much trouble. anything more complicated and you need a computer.
 
Check with the building code officials as well. Some residential building codes are now requiring sprinklers in houses.
 
Hydrants require 3000 gpm for 30 minutes to be classified as protected for insurance ratings.
