Hello all,

A warehouse with total area 10,000 m2 is used for wood storage and classified as S-1 storage according to IBC which shall be required an automatic sprinkler system to be installed. this system is very costly, is there a way or a method to be used to avoid providing such high-cost system.
note:
providing separation wall is not applicable due to the operation and also sprinklers shall be required also due to the combined area.

Thanks in advance.

Since the system is costly, and no seperations permitted, then your only option is to drop the building size to below the required minimum.

Could also leave the roof off of it???

I don't get the idea between a sprinkler system that saves lives and "lots of money".

What is "lots of money"?

You got a 107,000 sq ft building and by the time you add everything together it wouldn't surprise me if the total value of the project ends up being $20 million and someone is complaining about a $150,000 to $200,000 fire sprinkler system? Really?

Has anyone done any investigation of the effect on insurance rates if the the complex is not equipped with sprinklers?

I haven't kept up with it for a while but I do remember some rate differences being $0.20/$100 for sprinklered and $0.50 for non sprinklered insurance. With wood products it could be higher but at $0.30/$100 valuation one could see a $60,000 per year increase in insurance costs and this additional cost goes on F-O-R-E-V-E-R and never stops. In 20 years you got more than $1.2 million in insurance costs and someone is complaining about a $200,000 sprinkler project?

I know we have some insurance professionals on the forum and could you give me some idea what rate differences are these days?
