Sprinkler System in A-2 occupancy space

Building built in 1955.
Original use: Office.
Converted to Retail space, 1990's

Area of modification: 4000 sf
Will convert to Banquet hall/assembly, Occupancy type A-2, Not all area will be banquet hall, some corridor,kitchen, toilets.

It is less than 5000sf but there will be more than 100 occupants (around 150).

Existing building is not sprinklered. The retail space is part of a shopping center.

Two exits, one to rear alley and front to parking lot. 4 steps down into parking lot.
Full shopping center is 80,000 plus sf, with restaurants and other types of stores next door.

The seating will be lined like a theatre, so egress is not confusing to occupants, main exit within sight.

Will the building require sprinkler system?

Any exceptions, as the building is existing?

So the entire space for this business is 4000 sq ft??

You say banquet/ assembly?? Is it one or both?

Are they going to be open 5-7 days a week,,

Or just for special events??

Kitchen facilities ??

Lined like theater seating?? Along with tables in front of the seats??

How many seats are anticipated ??
 
Without a building code we're all just flopping around like fish out of water.
 
2012 ICC existing IBC,in washington dc

We will use Cafe or Dining for 70 people / 1000 sf.
The space has a basement that is a storage space and cannot be used for occupancy, as the height is very low.
The upper portion is 4000 sf but not all will be used for dining. For planning purposes, it will only be 2000 sf that will be dining,
Kitchen is not a commercial kitchen, more like pantry, only open for weekend special events.

Probably 140 to 150 people, not fixed seating. Some tables.

Some events could be round tables with 10-12 chairs per table and sometimes lined like a wedding/church.
