Standpipe in 4 story building without enclosed stairwells?

I just got these drawings this afternoon and until now I have never run into this one before.

I have a four story apartment building where the four floor level exceeds 30' above fire department access so a standpipe is required.

Thing is I have never run into a building that required standpipes that didn't have enclosed stairwells. Not only that but the common area, I shaded this in light red, is not heated.

It appears, and I could be wrong, that the architect has two hose stations and I asked "what are these?

You ever run into something like this?

The red area is not heated but does it really goes below 40F ? I can't imaging myself living there with such a cold corridor. Are you sure there is not going to be at least some short of indirect heating?

The stations you say could be a provision for hoses per the allowance of NFPA 13 by the architect?

At the very end, as I see it, apply your pertinent to the area standpipe code by starting with connections right next to each entrance and provide additional per the limitations for maximum dstances.

Hopefully the building is going to be sprinklered to allow for exposed piping.
 
Yes , the city i use to work for had a standpipe requirement , no matter sprinklers or not.

So we ran into stuff like you are looking at.

Normally, they did a dry pipe system.

We also had a provision that FD wanted the connection on the floor, not the intermediate.

SO in your drawing, they would have been around he stairs,

Might have to get with FD to clarify what is wanted/ needed.


 
I believe the building will have a 13R system and it isn't noted on the drawings so I sent in an RFI for the architect. More than likely it is a 13R system but I never make that determination as I would be practicing architecture without a license. That and an answer from the architect of record is my get out of jail free card.

On the Florida/Georgia border and temperatures can get into the teens.

On January 6, 1965 the temperature hit 6 degrees and on February 13, 1899 it got down to a negative 2 degrees.

I could install a wet system outside and it might be good for 10 years but sooner or later you will pay the price.

I got a letter off to the architect but I've never run into this situation before. Had some three stories that I did but this is the first one that requires a standpipe.
