Subdivision of a parcel

I have a big lot with an existing building at the back of the lot. Can I still subdivid the parcel into two without demolish the existing building? Is there a code/act that prohibit me to take this action?

Existence of an existing building shouldn't stop you from subdividing the property, provided its location doesn't affect minimum lot dimensions and sizes, and minimum setbacks. Just design the lots around the building.
 
Your local statutes will dictate your course of action. You should visit your local municipal office and speak with the development officer. He/She will be able to give you precise answers to to questions. Each site is unique and the answers to your query will be dependant on the type of subdivision you require, existing zoning regulations, the contents of the Area Structure Plan (if it exists), minimum lot sizing statutes, rural vs urban subdivision, etc.

Talk to the survey department with the County, where the site is located. They can give you the best answer regarding the regulations and other pertinent informations.
 
i am a rls and work for the city in the water dept where i am there is not a problem per se but there may be some unseen problems ie if the front lot cuts off communication to the public water and sewer mains either easements must be made that might limit the building envelope size or new water and sewer mains must be built there are also storm water issuses that must be addressed these are just a few quick examples
