Cracks in Metal Stud Site Wall

I agree with that repair method. Per FBC 1616.2.1 design requirements: Fences not exceeding 6 feet (1829 mm) in height from grade may be designed for allowable wind speeds of 75 mph (33 m/s) fastest mile wind speed or 115 mph (40 m/s) 3-second gust.

Cracks in Metal Stud Site Wall

Thanks, I had been searching for different combinations of EIFS and stucco, but had not found any companies like them. As expected they call their walls "Architectural Fence", and I don't see any engineering approvals or listings. They do provide a nice example of their installation, which is...

Cracks in Metal Stud Site Wall

I was hired by a property management company to provide observations and recommendations for the wall at the request of a homeowner. The site wall separates a residential neighborhood and an apartment complex. It appears that the wall is being lifted by the roots of the large trees which run...

Cracks in Metal Stud Site Wall

Has anyone seen a site wall constructed similarly to this? The 6ft tall site wall appears to be constructed with metal studs, foam, and stucco coating. I was able to detect vertical supports at 6' on center, which seems like a wide span for this freestanding wall. I'm looking to determine the...

Miami Beach, Champlain Towers South apartment building collapse, Part 03

Further evidence of the initial collapse in the garage. On the left entrance wall of the garage, there is a reflection of flashing vehicle emergency lights. I have attached the “enhanced” clip below...

Miami Beach, Champlain Towers South apartment building collapse, Part 03

People have been joking about the slab depth but it was as follows: 1-1/4” Pavers on sand waterproofing 1-3/8” Tile & Mortar 2-1/8” Concrete Topping 9-1/2” Structural Slab I’m dumbfounded that an engineer would leave a cliffhanger inside one of their reports… unless they are leading the way of...

It looks like column I/12.1 was not built to be 24"x60" below 1st floor to carry the offset beam. S4 S5

Miami Beach, Champlain Towers South apartment building collapse, Part 02

I have not read if this was permitted or not, but this is a great example why it is critical that HOAs take structural repairs seriously. They should be inspected by engineers, repair work performed by licensed contractors, and respective permits pulled. Not only will there be better records...

Miami Beach, Champlain Towers South apartment building collapse, Part 02

I don't think it is a coincidence that the beam was removed on S5 Rev.1 Dated 1-17-80. **Corrected below, this was not the most current S5.** It's also interesting that many of the columns remain, but I don't see evidence that K/14.1 is still standing (edit: visible in photos, but I would be...

Miami Beach, Champlain Towers South apartment building collapse, Part 02

The pool is actually supported by 21 piles and has full height exterior concrete walls. It was not adding any weight to the nearby structure, but contrarily, it was providing support to the column-slab connections in close proximity.

If the drawings are correct. That looks like the location of the test probe.

Miami Beach, Champlain Towers South apartment building collapse, Part 02

Checking the aerials around that date, it looks like there may actually be a hole in the slab at that location.

Reviewing the aerials, previously, the planters had palm trees in them since at least 1999. That was until 2018 when the trees were removed. Link for Miami-Dade Aerial History

The sun shade pavilion installed without top steel or enhancement to the pool slab added uplift forces to the already compromised slab-column connections.

Miami Beach, Champlain Towers South apartment building collapse, Part 02

I found it concerning how easily the garage/pool area slabs detached from the perimeter wall, given that the notes call for #5 hook bars @12” oc (I don’t see any in the photos). I also have not found any section/details for how that perimeter wall is reinforced. As previous posters stated...
