    djou, I would recomend a heat sanitisation, I suspect that you have a bio film. The issue here is that wiht chemical sanitisation only the top layer is killed. it then comes away and a new fresh live layer is revealed. a good heat soak will penetrate the colonies. Good luck. Mark Hutton
