Hey

Just looked at this cool old house. The foundation is scary and I was wondering what the smart folks on here would think it would take to remedy.

Questionable bracing, drain tile and a sump was installed before 2018. In 2018, 2x blocking was installed, as recommended by an engineer, due to the steel bracing causing the floor joists to twist. Only one wall has been addressed and the adjacent wall is beginning to bow inwards as well.

The exterior needs to be re-graded as there is still water pooling along two sides of the structure.

Probably pretty expensive to fix, huh?

Foundation repairs are always expensive. However they are cheaper than replacing the entire house.

I think it's time to replace the foundation. For a 30x40 footprint, in my area that would be about $80,000.
