Air Cooled Chiller / Roof Top HVAC Unit not used for two years

Hi,

Have a building, that was not used for more than two years. Now the client wants to use it again after some renovations.

Are there some procedures / checklist to be followed to check the systems before start up ??
I am contacting the vendor (carrier) …but if some of you have similar experience …it would help.

Recommended for you

1. Totally remove the refrigerant. Flush the refrigerant circuit. Vacuum it and remove moisture. Better if you replace the refrigerant.
2. Replace oil.
3. Clean suction and discharge valves of the compressor.
4. Clean liquid line filter.
5. Grease fan bearings.
6. Better if you clean the air side of condenser.
7. Check crankcase heater.

Have Carrier sample the refrigerant first instead of just purging it out. Replace all filters. Clean all coils. Check fan bearings. Clean out condensate drain piping. Remove all loose rust and prime paint. Make sure you inspect the units. Check condition of all insulation, fan belts, bearings, vibration isolation. Have Carrier check out controls. Have balancing contractor balance air flows and set minimum OA CFM.
