I work for a municipality as a project manager, and we’re looking to build a Rec Center at a cost of $25M to $30M. Here’s question regarding construction contract methods specifically Construction Manager At Risk (CMAR) and Construction Manager-General Contractor (CMGC). After some research, it seems that for a project of this size, either of these methods would be beneficial to us over Design-Bid-Build. It gives us more flexibility in our funding process (always a problem for city projects), and gives as a set price to work against once the contract is signed, the CM being at risk for any overage. The problem is, the city hasn’t used this method before, and is reticent to give it a go. I’ve presented my findings to the purchasing and legal departments, and since they’ve never done it before, they’re dragging their heels; it’s reaching the critical point in the design process where if we don’t get a CM working with the design team soon, we’ll end up going design-bid-build. Anyone know of any seminars/classes on this topic I could send our purchasing/legal people to, in order to get them comfortable with the process?
