I am working on a project to repair the spalled CMU wall serving as the elevator wall in a 5-story garage below the roof slab. There is a drainage hole in the roof and the water flowing down freezes and spalls the CMU blocks. My question is how they can be repaired or replaced. What is the detailed procedure.
MY guess is the elevator is hydraulic type so the wall does not support the elevator car.

1) Don't assume about the elevator.
2) Is this a load bearing wall, or a non-bearing masonry shaft wall? (That steel plate/angle connection, the apparent sealant joint between the wall and the slab, and the apparent lack of grout in the corner cell all make me wonder).

This looks pretty straight forward - do you have a senior engineer/project manager you're working under? What route do they want to take?

First, solve the problem of the water leak. Then, get a mason to pull out the broken blocks and replace them.

Thank you both. Hokie66, if we want to maintain the look of the CMU wall, what is the typical wall to repair?

If its unreinforced, sawcut out the cracked blocks and tooth new blocks in. If its reinforced, I would cut out the cracked blocks and fill the voids with concrete around the exposed bars.

If we want to maintain the look of CMU wall, I imagine the new CMU face shell needs to be cut and bonded to the concrete? Thanks.

From the picture, it looks like you have a concrete filled bond beam supporting the slab. The mason will have no problem in lower brick replacement, but you need to know the damage of the bond beam to determine the extent and efforts required in repair. Discuss with a contractor familiar with CMU wall construction/repair will be of great help. By engaging qualified/experienced workers, the wall can be restored to the original looking without any doubt.
