Confused about Render

In AutoCAD 2006 I'm drawing the details under a 3-D surface and I want the surface to appear as a ghost image. I defined a material with 0.8 transparency and when I hit "View" "Render" I get exactly the image I want. Then if I do anything (scroll, zoom, change layouts, etc) it reverts to opaque.

Any ideas how to make the transparency stay?

The map command didn't seem to do much, maybe I wasn't following the Help dialog very well. For now I generated a .bmp file, then deleted the view port and added the raster image back in where the viewport used to be. Looks nice, but changes are going to be tough.

Try applying a coloured glass as you material that you wish to be transparent.
