Hi, I was wondering if anyone has come across the following scenario.

I live in a seismic area, where the design and construction of buildings have to comply to Eurocode 8, which requires a minimum of a 4cm(1.6 inches)( seismic joint)between all old and new structures and between structures on different properties.

My neighbour had illegally inserted 17 ground anchors( 13 & 16m long, each ground anchor is made up of 3 x stranded cables in a sleeve with grouting tube) in my property and under my house, to support his retaining wall while he excavated 8m in order to construct his underground garages, see attached sketch( his structures are complete). The ground anchors had caused differential settling of my foundations, which in turn caused my garage structure to twist, not to mention all the non structural cracks throughout my house, which has been ongoing for 36 months. The cracks etc is not my concern, my concern is as the ground anchors are still tensioned, and will never be de tensioned as the anchor heads have been encased in 600mm of concrete, my house is effectively connected to my neighbours house via the 17 x +/- 150mm dia tensioned grouted columns( ground anchors) embedded in the ground ( ground is clay with friction angle of 30 degrees) below my houses foundations.

What will happen two my house and my neighbours house when an earthquake hits, which house will be the most affected?

IMO, at least your neighbour should ask your consent..The ownership rights practice varies acc. to each country ..bu i think you could demolish the anchors at your side.


How did you detect the twist of your garage ? will you pls post some pictures? If the subject cracks due to anchors ( that should be documented by an expert) you may ask compensation from your neighbor.

The type of anchors must be temporary anchor and have limited service life ( say 5-6 years) . After completion of the underground garage useless and will start relaxing .

During a major earthquake , i do not think any negative impact for your house . What is the ground water level ? did you neighbor take some permanent measurements to pull down the GWL ?
 

In some jurisdictions that could carry some liability.

He should have contacted you and he is totally in the wrong. You need to talk to a lawyer, initially, to determine the way out of this. With that information, you have to contact a structural/geotechnical engineer for an evaluation... Engineering and lawyer fees could be substantial.

Rather than think climate change and the corona virus as science, think of it as the wrath of God. Feel any better?
