Hi everyone,

I found some cracks on foundation walls at my home. The cracks are at the corners of the walls. Their locations worry me. The house was built in 2011. There is no column at the corner. The exterior wall is load bearing wall. There are waterproofing membrane and drainage pannels applied on the foundation wall.

And the previous owner made some repairs as you see at the photos.

My questions:
1. What cause this kind of cracks? Is there anything that I need worry about the structure?
2. I plan to inject with epoxy to repair these cracks. Do you think that it will be enough? What is the best solution?

Thanks a lot.

Brick expansion aka "brick growth", combined with lack of expansion joints, is pushing the corners off.

Engage a local engineer if you are concerned.
