Has anyone installed a portion of a dry sprinkler system underground? How did you provide auxiliary drains for the underground portion of the system?.

I am designing the plumbing, fire protection (performance only) and hvac systems for a new building. And my client has asked me to look into having a portion of the dry sprinkler system for the porte cochere run underground. I am concerned that I would be impossible to comply with 2013 NFPA 13 Section 8.16.2.5, which requires auxiliary drains at low points, and that the underground portion of the system will be impossible to drain.

Any ideas on how to address this. The building does not have a basement.

That is a new one

My question, not sure the pipe is listed for underground install.

Is the Porte cache attached to the building??

If so what is the problem running it in the building??

Installation of a water main underground with no water is a maintenance nightmare. The water/air in the pipe will rust the pipe reducing the life of the pipe. IF they insist on this arrangement I would install the pipe in a trench with metal hatches so the pipe can be replaced as the pipe deteriorates over time. I would install the dry pipe valve in the Porte Cochere area and provide adequate heating.
