The footing on a new build for a 2-storey townhouse complex settled and separated from the foundation wall by a maximum of 1/4". The settlement occurred at a service trench under the footing. My thought on a fix would be to support the foundation wall off screw piles on either side of the trench that are connected to the foundation wall. This way the structure is not relying on the footing in this location. What are your thoughts on this idea? Would this potentially create a stiff spot on the wall that wouldn't settle if there was any settlement in the rest of the structure?

That would be my approach. I agree with the "stiff spot" Could perhaps just have them snug them up and not do much lifting.
