How to renovate this architectural floor plan

Hi ;

Please does anyone has an idea of how i can renovate this architectural plan. The client want two appartement on this ground floor and want studios at the first floor both for rent.

He says he want an L shape building to maximize space for garage and veranda on the ground floor. Please is there any structural enginer with an architecturale background, I wonder if this (19X16)m total space is okk for his satisfaction ?
