Land Desktop Parcel Volume Error

I am trying to calc a parcel volume but keep getting the error parcel boundary is not a simple polygon. I've tried recreating the parcel then starting again but it just won't do it. Does anyone know why and how do I fix it?

There is no z value. I've tried to explode it then build it again but still doesn't work
 
Lets get some background. Is it area or volume you want? Is this an aerial view (I assume)? Is the shape totally enclosed (no gaps anywhere in the polyline)? If those conditions fall under a completely closed polyline, all on the same plane, AutoCAD should give an area and perimeter just by listing the entity.

I have created a parcel in land developer which automatically creates a closed polyline (or polygon) so you can get a volume for that specific area from a survey done over a much wider area. I have created 9 parcels and all seem to work except for the last two (8 and 9). I created them all the same way (or so I thought), using a polyline then in the parcel manager creating a new parcel. This should allow me, once I have designated 2 surfaces and have taken an overall volume of the site, to select the parcel I want to get a specific volume for that specific area. It's letting me create the parcels but when I try to get a volume for the last two areas (the other 7 are fine) it always gives me the error parcel boundary is not a simple polygon. I've flattened it so it's not going all wonky on me and it's within the bounds of the survey and the volume site. I just don't get it.
