Masonry wall designed for future increase in height 1

I am currently involved in a project that is being designed for a future second story addition. I need to design the walls for the addition of a second story of about 12'-6", the first story is about the same. When I design the wall what is the design height? It is being braced at the floor and future roof levels.

Recommended for you

Design the bond beam at the top for the current conditions if you are in an area where wind controls over seismic. Design it for future height if seismic controls. Make sure you have enough depth in your top bond beam to develop the future reinforcing as it is drilled and epoxied in.

Design masonry, reinforcing, footings for future height.
