MEP project

I would like to know if a project has a building of 4 levels, each 20,000 sqft. When we mention the project, are we going to say "this is a 80,000sqft project" or are we going to say "this is a 20,000sqft project". Thank you

As far as HVAC load is concerned we say it as 80000 sq.ft project.

(I didn't understand what is the purpose of this question)
