Good Afternoon,

I am hoping if anyone has any useful advice and tips on ground floor rear wall removal on a sloped site. From the pictures and sketches in the attachments, the site is sloped significantly. Therefore, toward the rear of the property, the brickwork below internal ground level is up to around 1200mm.

Therefore, I believe the rear wall substructure and foundations likely exist circa 1500mm below the internal ground floor level! - See attached for clarification.

As a result, I believe a box frame is more suitable as to spread the load along the base beam which will be encased in concrete. I am proposing to place the actual steel of the base beam circa 500-600mm below internal ground level. With 100mm surround, there will likely be circa 500-600 existing brickwork substructure and then a concrete strip (150-225mm) below that.

Will building control have an issue with landing the beam and concrete encasement on the masonry substructure. Or will this need to be entirely removed? - This might cause issues with the constructability going down so far. See photos for clarification.

Any useful advice on box frame base beams and foundation and substructure arrangements on sloped sites will prove very useful and helpful.

Please see attached which will provide details of the existing arrangement and proposal.

Kind regards,

Liam
