I am designing a reinforced concrete foundation and frame structure to support a two story dwelling in a flood zone; columns are 16' tall to clear the flood elevation;
the contractor wants to use precast columns and beams to save time; I have researched the literature and couldn't find this type of application for precast concrete; Only a German publication showed some details I want to use namely a socket in the pier above the foundation mat where the columns will be inserted; I have also difficulty to design the corner connections where two cantilevered and two continuos beams intersect; these coastal homes usually have 7' wide decks all around the house requiring cantilevered beam support;
I appreciate if anyone familiar to this type of problems help me in design or direct me to related sources. Thanks
