Hello,

A very general question for you guys that occurred to me at work when I stumbled upon some confusing land records. Is it possible for a lot (lot may be the wrong term for piece of land) to be a part of BOTH a Tract Map and a Parcel Map? It is my understanding that land can be subdivided into less than 4 pieces of land with certain size requirements (Parcel Map) or 5 or more pieces (Tract Map). I'm guessing it's possible for something to originally be part of a overall PM, but then be broken down further into 5 or more pieces, which may explain why this "lot" has both a PM and TM, but then the question pops of whether one reference is more current (correct) than the other.

Any feedback/clarification is much appreciated. Thanks,

I would think so so if a tract were first subdivided into parcels, followed by another subdivision into lots, then a parcel could be part of the tract map, and there could be a parcel map. Presumably, the tract has to exist before the parcel, and a parcel would not be made into a subdivision of a tract after the fact. That would make the parcel map more recent, but they both should have the same information. I would think that the county assessor's parcel map for taxation would be the gold standard.
