Anchor bolt too long

Hi all,

The anchor bolts installed in the stem wall are too high. 24" bolts were prescribed, but 30" bolts were sent to the job site and used. I believe these are 5/8" Simpson Strong Tie anchor bolts. There will be a standard 2" x 6" wall installed over these. What is the best way to remedy this? Can these be cut and re-threaded? Could plate washers be used?

Are you sure they are embedded the right amount? They are not galvanised, so they can be cut off and re-threaded easily... do that before you place the column. No harm done. I usually spec weldable anchor rods just in case they are mis-located.

Thanks for the quick response. What is the best tool to cut new threads in these type of bolts?
 
Along with what dik typed, I would need evidence to believe it's embedded the right distance.
 
Concrete Guy: "I set the anchor bolts 6 inches too high. What should we tell the engineer?"
GC: "Just say that they sent us 30 inch rods instead of 24 inch"

(Not that this could ever happen)
 
Thread die for 5/8" dia with UNC threads... or something of that ilk... with an emphasis on checking the embedment.

Possibly cut some 6" sections of pipe to slip down over them, as opposed to a stack of washers.
 
Maybe use a double sill plate and plate washers. The plate washers are better for seismic performance anyways, so it's a bonus. In SDC D, I believe the plate washers are mandatory.
 
If it's just one then I would expect they're telling a porky. Otherwise they've somehow received a 30" anchor in the box of 24" anchors.

Presumably these need full capacity? Contractor relationship depending I could be persuaded to recheck and examine exactly how much capacity is really needed...
 
Other than it being spec'd, what embedment do you require for 5/8" bolt; what is the yield, or UTS of the bolt?

This is a localized, shear wall hold down situation, correct? If so, can the hold down be shifted up the boundary post to suit the anchor?
 
Are we talking about one of these things?
