10x10 Timber Beam Sagging in century old home

BAretired, I ended up placing 4x4 post on either side of the furnace to reduce the span of the beam. I inspected the other end of the beam and only one end is rotten. what procedure did you have in mind to remove the main carrying beam, I personally don't think it can be done without removing...

10x10 Timber Beam Sagging in century old home

So after spending some time in the basement this weekend I removed the insulation that was tucked around the beam and noticed something really scary, the beam was not bearing on the foundation wall at all, it was toe nailed to the rim joist. Has anyone seen this kind of construction? secondly...

Will have to pre drill the steel and anchor it to the beam using lag screws.

10x10 Timber Beam Sagging in century old home

I am having a hard time visualizing how you installed the channel flange and avoided running into the joists? Now my issue is that i don't have much room under the beam because of the furnace, prob 2 inches. The crack doesn't go all the way through the beam but its fairly deep and wide. Its...

10x10 Timber Beam Sagging in century old home

@Sawbux Really like your idea of pier block with adjustable post. The challenge will be fitting the steel angles under the beam, it might interfere with the joist. Is it a bad idea to hire a contractor and remove the ductwork first? doing this will cost me a lot more but not sure if there is a...

The beam and the joist are notched, the joists run through the beam. Hope the image below clears it up.

10x10 Timber Beam Sagging in century old home

Hi all, I am looking to find a viable solution to fix a cracked beam that is sagging. The issue is that there max 2 inch clearance between the beam and the furnace below, which is also the lowe point of the beam. see below My proposed solution is to add 1/4" thick steel angle (i.e. lintel)...

    Fire service main testing

Hi all, When pressure testing the water meter assembly the actual meter itself is left out, is there a reason why the meter is left out? is there specification or code reference that speaks to this? Once the meter is put back in there will be two new joints that won't be accounted for. Is...

Cutting section of structural column cap plate

Is the cut close to the cantilever beam, or at the other end? Thanks for your response, the cut section is at the other end.

Cutting section of structural column cap plate

Hi All, I am looking for your thoughts on the attached pictures, approx 4” x 8” steel column cap plate was cut to accommodate installation of canopy roof drain. what is the significance of the cap plate? Do you see any structural problem with cutting a section out. Thanks.

    Dried concrete on rebar

Thank you everyone for your responses the majority of you agreed that the concrete should be cleaned, the question is how do you pour a column or a wall and avoid concrete splatter on reinforcing steel? The contractor I am working with uses a large concrete bucket.

    Dried concrete on rebar

Is it practical to ask contractor to clean up dried concrete from previous pours, The contractor I am working with thinks this is not practical that he has to clean up old concrete from rebar. I tried to explain to him that the old concrete if not cleaned will reduce bonding. I like to hear you...
