Anyone use VRF in an Auditorium/theater/lecture hall?

Im working on a new building and we are considering a VRF system. The building includes a small theater (~200 people) and we are debating whether to provide a dedicated packaged DX system, or use VRF for this space. I wanted to see if anyone here has any experience with VRF systems in spaces with high load and ventilation diversity such as these. Also, how is the noise on the VRF fan coil units? Thanks!

How do you plan to handle the ventilation?

We are planing on a packaged DOAS to handle ventilation, ducted to VRF fan coil units.
 
noise data is present in fan coil specs.

how do you plan to match vrf controls with ventilation? that seems an issue to me - how to ensure minimum ventilation at low loads.

at first glance it looks more attainable to have separate ventilation diffusers
 
Concur with Drazen. You may want to keep the dedicated ventilation system separate, then use the VRF for the sensible loads...
 
Do you know they are hard to integrate with Modern Building automation systems? they are designed to have their own Controls and they are not easy to integrate like most other HVAC equipment. they typically are used for cooling an office or residence that doesn't have other controls.

and depending on your distances you may be limited by refrigerant line length and ASHRAE 15 requirements. I would check those first.
