New flat roof alternatives- spalling question

I am replacing a 3,000 sqft flat roof that currently has a EPDM system- held down with rocks. The new system I must evaluate requires mechanical fasteners directly to the concrete roof. ( Twin T construction)

I have been advised by the roofer to expect alot of spalling, AND assured that this does not effect structural integrity. This seems counter intuitive to me. Am I being paranoid or will the spall ultimately cause a problem.

The roofer is telling you that because he doesn't want to mechanically fasten into concrete. Spalling is not an issue if the correct fasteners are selected. Expect the roofing cost to increase for mechanical fasteners.

Spalling generally will occur if the fasteners are not properly sealed, allowing water to enter and freeze, causing spalling.

If the drilling happens too close to the edge of the concrete, spalling can happen too.

And don't ever build a flat roof. They will ALWAYS eventually leak.

why would you listen to a roofer about anything? They are about the most unscrupulous bunch of contractors I have ever come across, with very few exceptions. They can never fix anything, everything must be replaced, and everything is storm damage. And they will misquote code all day long. I'm surprised he didn't tell you code requires you to remove the double Ts and make it a truss system. And the world is flat and only 10000 yrs old.
