Seismic performance 1

Hi, My question is "How can I make a seismic performance analysis for a building(simple one)?"
Until now I modeled the building, loads, 3 time history functions(longitudinal, transversal and vertical series for the same earthquake)and in the end I made a modal analysis.
What should I change in a 'future' 2-nd analysis in order to compare with the 1-st analysis?The material properties?The damping?
