Service contract and controls

Any one here on the service end?
Is it fairly typical for a building owner to have a service contract and a separate service contract with the control company?
(small buildings in the 20,000SF range)
I have a client that has the above situation. I saw their service invoices. Some of them were for calls for no cooling/no heating. The service tech would go to the site and end up calling the control company.

A related question - do service contractors typical have the capability to operate digital control systems? They would have to be familiar with several? (e.g. Andover, Automated Logic, etc.)
 
Hi carlosgw,

Investigate your service provider -- some of them (maybe even half) are also controls contractors and can handle your systems. I would ask them for references and check them out to be certain.

If not, then yes -- retain a controls company.
