Tall Building HVAC systems

I am working on a redesign of the mechanical components of a 40 story building with about 150,000 SF of residential condo and 75,000SF commerical (food service)

What are the 3 biggest pitfalls that I could run into, compared to standard HVAC and DHW issues on conventional large (but not tall) buildings.

One of the problems of any renovation, high rise or not, is that current ventilation rates may not be met by the existing systems. If you have to increase the ventilation it could have a significant impact on the building HVAC equipment. This could be even more of a problem in a high rise where mechanical space is limted. You may find you need a larger wall louver or boiler footprint. I would start leaning on the Archietct for an increase in mechanical room space ASAP.
 
1. Stack effect/smoke control. Accommodating new codes.
2. Building pressure: exhaust vs. supply, exhaust timing, kitchen exhaust, operation of toilet exhaust
3. How well the last guy designed it.
